Bridge & development finance
on the French Riviera
Bridge and development finance for prime villas and estates on the Côte d'Azur, from Saint-Tropez to Cap-Ferrat, arranged for non-resident and HNW owners.
The Côte d'Azur is a thin, seasonal ultra-prime market. The best villas on the Saint-Tropez peninsula, Cap d'Antibes and Saint-Jean-Cap-Ferrat rarely come to market, often trade off-market, and are bought by buyers who will not wait for a French bank timetable. A bridge loan is used to secure such an asset at speed, fund a major refurbishment, or release equity from a low-leverage holding without forcing a sale into a market with few comparable buyers.
Almost all of this flow is non-resident. Villas are commonly held through an SCI, an SCI à l'IS or an offshore-held structure, and the holding structure decides which lenders will engage, what security they can take and how IFI exposure falls. Passy Partners settles it with the borrower's notaire and tax counsel from term-sheet stage, then takes the mandate to the private banks, debt funds and specialist lenders selected for their appetite for non-resident principals and French holding chains.

French Riviera bridge finance,
explained.
Yes, and most Riviera flow involves non-resident borrowers. Villas in Saint-Tropez, Cap d'Antibes and Cap-Ferrat are commonly held through an SCI, an SCI à l'IS or an offshore structure, and our lender network is selected to underwrite non-resident principals and multi-layered French holding chains. The structure affects lender eligibility and IFI exposure, so it is settled with the borrower's notaire and tax counsel before we approach lenders.
