Bridge & development finance
in Zurich
Bridge and development finance for prime Zurich and Goldküste real estate, arranged through Swiss private banks and specialist lenders.
Zurich is Switzerland's financial centre and one of Europe's most stable prime residential markets, dominated by private banks. A bridge loan in Zurich is used to acquire ahead of a disposal, release equity from a Goldküste asset, or refinance a maturing facility, where speed or flexibility matters more than the lower cost of a Swiss mortgage.
Passy Partners arranges Zurich bridge finance for Swiss-resident borrowers and Swiss-domiciled vehicles across the city and the Goldküste lakeshore. The Lex Koller regime restricts residential acquisition by non-residents, so we confirm eligibility with the borrower's Swiss counsel before issuing terms; commercial and qualifying hospitality fall outside it.

Zurich bridge finance,
explained.
It depends on the asset more than the borrower. Non-residents are restricted from acquiring Swiss residential property under the Lex Koller regime, which limits financing secured against purely residential assets in Zurich. Commercial real estate, qualifying hospitality and certain mixed-use schemes generally fall outside it and can be financed for non-resident borrowers. For Swiss-resident borrowers and Swiss vehicles, the prime Zurich market is well served. We screen Lex Koller with the borrower's Swiss counsel before issuing terms.
